This 36,000 sq. ft. tenant space is located on the top floor of a 6-story commercial property located near the waterfront in downtown Seattle. System Inc. planned and performed market ready interior technical demolition of the tenant space on a critical path 24- hour schedule.

The former tenant was a credentialled culinary school. In addition to classrooms & offices the space contained several commercial kitchens & walk in cooler facilities comprising nearly one half of the floor area. System Inc. carefully planned & executed the work to minimize impact on building occupants and neighborhood.

Scope of Work

• Erect 6-story debris chute; isolate & make safe all utilities including security, fire, sprinklers, natural gas, water and ventilation.
• Load out 5 tons of abandoned kitchen appliances, walk-in coolers, sundries, office contents
• Remove 40  rooftop ventilation equipment & weather protect openings;
• Core & remove 40-14” diameter floor sinks and 120 plumbing and electrical penetrations into floor below.
• Special care, and engineering controls were implemented during wet coring process to minimize potential for water intrusion to tech and computer lab spaces below. 
• Hazardous materials abatement
• Remove kitchen appliance foundations; remove tiled flooring in kitchens, cooler & storage rooms; remove ceiling grid & tiles; select removal of fluorescent light fixtures; demolish low pressure duct systems, hot water boiler system, natural gas piping, electrical transformers & appliances power; remove walls & carpeting throughout.
